Significant Expansion Planned for Integra 61 Logistics Hub in Durham

Overview of Integra 61’s Expansion Plans

The next phase of development at Integra 61, a major mixed-use logistics site located at Junction 61 of the A1(M), is poised to add significant employment space and infrastructure. With a planned investment of £340 million, this extension aims to reinforce Integra 61’s role as a key regional logistics hub with extensive commercial opportunities.

Development History and Growth Trajectory

Over the past two decades, Integra 61 has evolved from an ambitious project into one of the most vital logistics and employment zones in the North East of England. The initial £400 million phase delivered around 3 million square feet of developable space, featuring landmark facilities such as Amazon’s 2 million square feet fulfilment centre and substantial speculative logistics units. Supporting infrastructure has grown to include retail outlets like Costa and Greggs, along with new services such as a £4 million EG On The Move petrol station and a Starbucks drive-thru. Residential developments, including 260 new homes and a 73-bedroom care home, complement the commercial offering, establishing a comprehensive environment for living and working.

Current Developments and Logistics Implications

The newly submitted outline planning application envisions an extension westward to add another 3 million square feet of employment space, potentially generating around 300 construction and operational jobs. The project requires cooperation with local authorities to develop supporting infrastructure, such as the Bowburn Development Route relief road, ensuring smooth traffic flow and improved site accessibility. This expansion will increase the capacity for container freight, warehousing, and distribution services, aligning with the rising demand in logistics and global supply chains. Its scale and strategic location contribute to enhanced cargo handling, container trucking operations, and improved delivery routes, which could benefit freight carriers by offering more lucrative freight and haulage opportunities in a robust logistics ecosystem.

Potential Economic and Employment Impact

• Investment value for the new phase: £340 million

• Additional employment space: 3 million square feet

• Job creation estimate: 300 new jobs during construction and operations

• Ongoing development of supportive community infrastructure
