Choosing the Best Polish City for a Logistics Warehouse
31/3/2026 · 1818 views
A2 and A4 motorways create the backbone for warehousing in Poland, providing uninterrupted east–west corridors from the German border through Poznań, Łódź and Wrocław to Ukraine and beyond; simultaneously, the Baltic ports of Gdańsk and Gdynia anchor northern maritime connections for container flows into central Europe.
Why Poland Remains Attractive for Warehouse Investment
Poland combines central geographic positioning in Europe with a large, skilled workforce and an expanding network of intermodal terminals. As a member of the European Union, Poland benefits from customs harmonization across intra‑EU shipments, simplifying container freight and palletized distribution for regional and long‑haul routes. The national road and rail investments completed over the last decade reduced lead times between major consumption centers and ports, improving the economics of container transport and last‑mile delivery.
Key infrastructure elements supporting logistics
- Motorways and expressways: A2, A4, S3 and S8 provide high-capacity road links for truck freight and container trucking to Germany, Czechia, Slovakia and the Baltic States.
- Ports: Gdańsk and Gdynia handle deep‑sea container traffic; Szczecin–Świnoujście and ports on the Oder River serve northern European shortsea and feeder services.
- Rail and intermodal: Growing intermodal corridors and inland terminals reduce dependence on road haulage for long-distance shipments.
- Air cargo: Warsaw Chopin and regional airports (Poznań–Ławica, Wrocław Copernicus, Kraków John Paul II) support time‑sensitive freight and e‑commerce parcels.
Comparative Overview: Major Polish Cities for Warehousing
Selection of a city should balance access to markets, labour availability, land and rental costs, and regulatory environment. The table below summarizes practical logistics factors for several prominent Polish cities.
| City | Primary Advantages | Key Transport Links | Best Use Cases |
|---|---|---|---|
| Warsaw | Central market access, large labour pool | A2, S8, rail nodes, Warsaw Chopin Airport | Regional distribution, e‑commerce fulfilment |
| Poznań | Westward gateway to Germany, strong manufacturing links | A2, rail corridor to Berlin, Poznań–Ławica Airport | Cross‑border distribution, import consolidation |
| Łódź | Logistics cluster, cost‑effective land near main lines | A1/A2 proximity via expressways, inland terminals | Fulfilment centres, light industrial warehousing |
| Wrocław | Skilled workforce, access to A4 corridor | A4 motorway, rail to Czechia and Germany | Manufacturing support, regional distribution |
| Katowice | Industrial region, strong labour market | A4, S1, central rail junctions | Heavy logistics, industrial warehousing |
| Gdańsk | Major container port, maritime connectivity | Port of Gdańsk, A1 north–south axis, rail freight | Import/export consolidation, container freight hubs |
City selection considerations for carriers and shippers
When evaluating locations, logistics managers should weigh:
- Proximity to major consumers and production sites to reduce haulage costs.
- Access to intermodal infrastructure to enable modal shift from truck to rail.
- Availability of qualified staff for handling high‑volume picking and parcel & pallet operations.
- Local planning and environmental regulations that can affect warehouse permits and handling of hazardous cargo.
- Incentives from municipal authorities or special economic zones for long‑term lease or purchase.
Regulatory and Operational Risks to Anticipate
Warehousing operations must comply with EU and national rules on transport safety, customs procedures, and labour law. For cross‑border flows, carriers need robust processes for documentation to maintain lead times on international shipments. Storage of certain goods (e.g., chemicals or temperature‑sensitive products) requires additional permits and technical installations: fire suppression, HVAC, and monitoring systems for cold chain integrity.
Customs and trade facilitation
Although intra‑EU trade benefits from harmonized VAT and customs procedures, warehouses that handle imports from third countries require customs brokerage capability, bonded storage options or simplified procedures to accelerate container freight clearance. Integration of WMS and TMS with customs platforms reduces administrative delays and improves the predictability of deliveries.
How to Evaluate a Warehouse Site: Practical Checklist
Use this stepwise checklist when comparing potential sites:
- Map travel times to your top 10 customers and critical suppliers by truck and rail.
- Assess local labour costs and availability of trained logistics staff.
- Verify utility capacity (power, water, telecommunications) and resilience to disruptions.
- Confirm permitting timelines for warehouse construction and modifications.
- Review lease flexibility and clauses for traffic, parking, and truck access.
- Evaluate security, insurance and local crime statistics for asset protection.
Market Snapshot and Useful Facts
Poland now hosts over 20 million m² of modern logistics space, distributed across several large clusters in the west, central and south regions. This stock supports growing e‑commerce fulfilment and cross‑border container trucking, while port expansions in Gdańsk and Gdynia continue to attract ocean carriers and integrators. Labour costs remain competitive versus Western Europe, but tight labour markets in some hubs increase the value of automation and efficient transport planning.
